    How Do Open Houses Work?

    If you’re not familiar with how open houses in Calgary this weekend or another day work, here is a short summary:

    #1 – Yourself or your real estate agent will find an open house that may be of interest for you on the MLS®.

    #2 – Upon agreeing to go see the property, your agent may act as your chauffer or agree to meet you there during the scheduled time.

    #3 – An agent acting as the seller’s representative will be at the house to show you around and answer any questions you may have.

    #4 – Take your time to see each room of the house, imagining yourself and family in the rooms and how each of those spaces would be used and furnished.

    #5 – If you like the house, then you have a choice to make an offer immediately, or play the market for longer and see what develops.

    Your REALTOR® will be able to guide you throughout the viewing of the open house, making you aware of features or items that may or may not be beneficial for you in relation to your real estate goals.

    Questions to Ask at an Open House

    Visiting open houses in Calgary provides you with the opportunity to ask questions, so do your due diligence, and ask as many as you can think of. It helps to bring a notepad and paper, or jot the answers to each down on your phone’s notepad.

    Common questions at an open house should include, but are not limited to:

    > Why is the property for sale?

    > How long as the property been on the market for?

    > How many offers has the seller received?

    > What repairs have been done to the house?

    > Are there any major issues i.e. structural, etc. with the home?

    > If a condo, has there been any special assessments?

    > Has the homeowner made any DIY renovations?

    > Is there a homeowner’s association (HOA), and if so, what are the fees?

    > What utilities does the property have, and what do they cost?

    > What is included with the home sale i.e. is there any furniture included, etc.?
