Calgary Co-op opened a food centre, pharmacy, gas station, and liquor store in Greystone in September 2025, providing convenient access to amenities. Residents also enjoy an exceptional neighbourhood master plan featuring a pond, parks, an outdoor sports park, a small main street and plaza, and a planned hotel. The Spray Lake Sawmills Family Sports Centre (Cochrane’s best recreation centre) is nearby and features an aquatic centre, indoor track, curling, an indoor soccer field, fitness facilities and studios, a seasonal farmers’ market, and more.

Potential buyers have plenty of options in Greystone when looking for a new neighbourhood in Cochrane.
Heartland
- Location: West Cochrane

Heartland forms part of Cochrane’s west gateway. The area covers 277 acres and could hold about 2,130 homes when it’s completed in the 2030s. The community completed the new RCMP building in 2023, with commercial areas serving both residents and highway traffic, plus space for a future school site. Rocky View Schools says its top priority for Cochrane is securing approval for a new Kindergarten to Grade 8 school in Heartland.
Heartland residents enjoy convenient access to the mountains via Highway 1A passing through Cottage Club at Ghost Lake, about a 51-minute drive west to Canmore. In the opposite direction, Heartland homeowners can reach Calgary in about 20 minutes.
Townhomes in Heartland start in the high $400,000s, and single-family homes start in the high $500,000s, with the largest front-attached houses starting in the $700,000s and up. - Developer: Multiple developers
- Home Types: Townhomes, duplexes, single-family homes
- Homebuilders: Canbrook Homes, Devine Custom Homes, Elevations by Green Cedar, Fifth Avenue Homes, and Paradiso Group
Heritage Hills is a hillside community in northwest Cochrane, where the Town says the topography creates unique streetscapes and views. The Heritage Hills Area Structure Plan was adopted in 2014, followed by a neighbourhood plan for later stages in 2016. The plan area covers 278 acres and would support at least 1,800 homes. Today, GDS is building its Renaissance phases in the centre of the community, while JL Developments is developing the eastern portion as West Hawk (see below).
Mountain Ridge Plaza, the community’s commercial area, includes a Co-op Wine Spirits Beer store, a pharmacy, a dental clinic, a fitness centre, and a daycare. The plan sets aside a future K-9 school site, and the Town and Rocky View Schools acquired land at Horse Creek Road and Township Road 262 for the Horse Creek Sports Park and a future high school.
Duplexes in Heritage Hills start from the $500,000s and single-family homes on mountain-view walkout lots from the $850,000s. Renaissance has opened showhomes for its second phase, with homes designed in Tudor West, Modern Prairie, and Contemporary Craftsman styles.
Rivercrest
- Location: South Cochrane, in River Heights
- Developer: Qualico Communities
- Home Types: Townhomes, duplexes, single-family homes
- Homebuilders: Broadview Homes, Janssen Homes, Sterling Homes, Trico Homes, and Victory Homes
Rivercrest is a Qualico Communities neighbourhood in the River Heights area of South Cochrane, overlooking the Bow River to the north with easy access to Highway 22 and Highway 1. The area spans about 93 acres and will include 660 residences once fully developed, along with parks and a school site.
Rivercrest offers residents quick access to Bingham Crossing and its amenities such as Costco. About a 15-minute drive east, you can reach Calgary’s boundary and other parts of the city via Stoney Trail.
Stacked townhomes in Rivercrest start in the mid-$300,000s, half-duplexes start in the $500,000 range, and single-family properties start in the high $800,000s and up. - Home Types: Duplexes, single-family homes
- Homebuilders: Broadview Homes, Douglas Homes, Sterling Homes, and Trico Homes
Southbow Landing is the largest new neighbourhood in Cochrane’s River Heights Infrastructure Area, covering 545 acres east of Highway 22. The Town’s plan calls for about 2,850 homes in Southbow Landing by the 2030s, along with a large employment area, a village centre, and future school sites, built over 17 phases from west to east.
Homes in Southbow Landing start in the high $400,000s for semi-detached/duplex-style properties, the mid $500,000s for laned homes, and the mid $600,000s and up for front-attached garage houses. Townhomes are also planned for Southbow Landing but have not yet been built.
The community master plan integrates beautiful foothill slopes, treed areas, and grasslands along the Bow River, and will also include more than 10 kilometres of interconnecting pathways and four parks.
Sunset Ridge
- Location: North Cochrane
- Developer: Melcor Developments
- Home Types: Condos, townhomes, duplexes, single-family homes

Sunset Ridge is Cochrane’s most northern community, situated on a ridge east of Highway 22 and north of the Cochrane Historic Ranche site. Developed by Melcor, it offers a central park, freshwater ponds with fountains, playgrounds, an outdoor exercise circuit, and more than five kilometres of paths.
RancheView School (K-8) and St. Timothy Jr./Sr. High School are both situated in Sunset Ridge, providing ample educational access close to home. The developer plans a community centre with a boarded skating rink, playground, and sports fields.
Homes for sale in Sunset Ridge range from the mid $200,000s for condos, the high $400,000s for towns, and the mid-to-high $600,000s and up for front-attached garage houses. The Pinnacle Estates, a presale enclave within Sunset Ridge, is coming soon and will offer high-end semi-estate properties, some with spectacular views of the Bow River Valley.
West Hawk
- Location: Off Highway 1A, Cochrane
- Developer: JL Developments
- Home Types: Townhomes, duplexes, single-family homes, and ridge homes
- Homebuilders: Akash Homes, Artistique Homes, Bedrock Homes, Cantiro Homes, Fifth Avenue Homes, Luxuria Homes, Paragon Homes, Tamson Developments
West Hawk is a 110-acre master-planned hillside community by JL Developments. The land rises about 70 metres from Highway 1A to Township Road 262, giving the community views of the Rocky Mountains, the foothills, and the town.
The community centres on 27 acres of environmental reserve with walking trails and ravine crossings, plus a central future K-9 school site, a planned dog park, and a future tot lot. More than half of all homes will back onto an amenity.
Homes in West Hawk start in the mid-$400,000s for townhouse-style properties and reach $1 million and up for the most exclusive semi-estate-style lots. West Hawk is one of Cochrane’s newest neighbourhoods, with all new-construction homes from a list of exceptional builders.
RiverRidge

- Price Range: TBD
This proposed community in southwest Cochrane is still in the approval stage. RiverRidge is bounded by the Bow River to the north, Cowboy Trail (Highway 22) to the west, River Heights Lane to the south, and River Heights Rise to the east.
The latest draft plan calls for just under 600 homes upon completion with about 1,500 residents. RiverRidge is expected to feature a mix of single-detached, semi-detached, laned homes, and townhomes, plus neighbourhood parks and planned pathway connections to the Bow River.
Home prices have not been released. For anyone watching Cochrane’s newest neighbourhoods and thinking about buying new construction in two to three years’ time, RiverRidge is one to watch.
