If you know anyone who lives in the Garrison / Currie Barracks communities, and have asked them about their living experience, chances are that they’ve given you some enthusiastically positive feedback. All those who we’ve spoken to have done exactly that. So, what gives these neighbourhoods such raving reviews?

If you don’t know which communities were part of the Canadian Forces Base redevelopment project, they include three phases – Garrison Woods, Garrison Green and Currie Barracks (phase 1 to phase 3).

When the government decided to consolidate the Canadian military in Alberta into CFB Edmonton in the late 90s, it left a rather large plot of empty land ripe for development in the inner city’s southwest. This land was given to the Canada Lands Company (CLC) to do with as they saw fit.

After careful deliberation, CLC decided to develop three new communities each with their own unique characteristics. Today, they remain some of the most desirable in the inner city as they offer upscale suburban-like living in a close-to-downtown location.

Now that we have briefly discussed why these neighbourhoods came about, lets focus in on Garrison Green – phase 2 of the CFB redevelopment project – and what it has to offer residents. Garrison Green: Park Spaces

The most intrinsic characteristic of Garrison Green are the three park spaces that serve as focal points for residents. Staying true to the “military” theme inherent to the neighbourhood, two are equipped with war memorials and children playgrounds while the other is an open field with mature trees, park benches and a paved pathway that serves to connect the community.

The east and west park spaces have gates along the perimeter which makes the playgrounds and fields ideal for young children to play on. Meanwhile, in the winter time, a few select residents who live across from the eastern park voluntarily set up a homemade ice skating rink for everyone to enjoy. Both parks are lined with beautiful Victorian / French Country style row houses and laned homes that give its streets a warming, tight-knit feel the community is known for.

The middle park is lined with two rows of semi-estate homes with park views. On the opposite sites of the street are more semi-estate properties, some of which are equipped with carriage houses. These are great for investors and families alike.

Children and pets are a common sight along the park paths and at the playgrounds. For those young ones, they are the perfect place to make new friends and grow up making last memories with one another.

With the row houses lining the east and west parks, and semi-estate properties along the central park’s perimeter, Garrison Green’s layout feels more spacious than you would expect for an inner city community.

On the northwest side of the neighbourhood, ATCO has built a new mid-rise office building soon to be home to a Blue Flame kitchen (open to the public). For ATCO staff working at the building, living in this community would be more than ideal.

On the west side of the community is Richard Road that heads southwest to Glenmore Trail West and north towards Mount Royal University. Drive a bit further north and it takes you right to the Marda Loop Businesses Improvement Area on 33rd Avenue SW.

Across the street from the west entrance is a strip mall with a few dozen businesses like Tim Hortons, Pita Pit and Spot On Kitchen & Bar. These businesses provide added convenience for families who need to grab something quick on the way home.

There’s also a nursing home and a retirement home near the west entrance which presents an opportunity for people who are responsible for their elder parents well being to take care of them just a few minutes from home.

A Community for the Long-Term

From the beginning, Garrison Green has been known as a family-oriented neighbourhood where residents tend to stay for the long term. While the central green spaces provide a place for children to make new friendships and play with one another, its location gives parents a near unbeatable chance to live in a suburban-like setting near all that you’ll find in the inner city and downtown areas.

All this culminates into one amazing living experience for families looking to grow and make lasting memories with one another. For kids, it’s the perfect place to make a new best friend (or two) and make positive memories with both family and bffs that will last well into adulthood.
